Quick Answers Before You Book

Pressure or soft wash?

Durable flatwork may use controlled pressure. Siding, roofs, painted surfaces and many delicate materials usually need a lower-impact method.

Will every stain come out?

No. Organic buildup, rust, oil, oxidation, efflorescence and material damage need different expectations.

How is cost set?

Area, height, material, access, condition, specialty treatments and water management shape a written estimate.

Cost and booking

Pricing, Estimates and Scheduling

How much does pressure washing cost in Jacksonville?

There is no universal price. A quote should identify each surface, measured scope, access, condition, specialty stains, protection and cleanup. See our Jacksonville cost guide. For fuller explanations, use our Jacksonville cost guide, pressure washing glossary and guide to what cleaning can and cannot remove.

Can you quote from photographs?

Good wide and close photos can support an initial estimate. Height, rear access, drainage, roof pitch and hidden damage may still require confirmation.

Is an estimate the same as the final price?

Only if the document says it is final and the observed scope does not change. Ask whether the amount is an estimate, range or fixed written quote.

What should be written into the scope?

Surfaces, method, preparation, stain treatment, exclusions, price, timing, payment terms and the legal name of the performing provider.

Can I bundle several services?

Often, yes. Bundling can avoid repeated setup, but house washing, driveway cleaning, roof work, pavers and windows should remain separate line items.

How soon can service be scheduled?

Availability depends on the provider, weather, current water restrictions, safe working conditions and property access. A responsible schedule can change when thunderstorms, high wind or heat create risk.

Method and material

Pressure Washing, Power Washing and Soft Washing

What is the difference between pressure washing and soft washing?

Pressure washing relies more on water force and is suited to certain durable surfaces. Soft washing uses lower pressure with surface-compatible treatment and dwell time. Neither label alone proves that a method is safe.

Is power washing different from pressure washing?

Power washing can refer to heated water, while pressure washing commonly means pressurized unheated water. Companies sometimes use the terms interchangeably, so ask what equipment and temperature will actually be used.

Can siding be pressure washed?

Siding can be cleaned, but high force is often unnecessary and can drive water behind panels, mark oxidation or damage seals. Vinyl, stucco, brick, fiber cement and painted surfaces each need assessment.

Should asphalt shingles be pressure washed?

High-pressure cleaning is not the appropriate default for asphalt shingles. Roof material, manufacturer guidance, condition, runoff and plant protection should control the plan.

Can concrete handle any amount of pressure?

No. Concrete age, finish, cracking, repairs and previous damage matter. Excessive force or poor technique can etch the surface and create visible stripes.

Can you pressure wash pavers?

Yes, with a plan for joint condition, sand loss, drainage, sealer and staining. Cleaning is not the same as stripping failed sealer or restoring joints.

Is wood safe to pressure wash?

Wood can fuzz, splinter or show wand marks when force is too high. Species, age, fasteners, coating and decay must be considered before cleaning.

Can pool screens and enclosures be cleaned?

Yes, but screens, frames, fasteners, door hardware, pool water and deck drainage need protection. Brittle screens or oxidized frames may limit the result.

Results and limitations

Stains, Buildup and Expected Results

Will pressure washing remove green or black buildup?

Suitable cleaning often removes common organic surface buildup, but color alone cannot identify the organism or guarantee full removal. Shaded walls, north-facing elevations and damp areas can regrow faster.

Does pressure washing remove irrigation rust?

Water force alone is usually not enough. Orange iron staining generally needs a compatible specialty treatment and a test area. The irrigation source must be addressed to reduce recurrence.

Will oil come out of a driveway?

Fresh surface oil may improve substantially with containment, absorbent recovery and degreasing. Deeply absorbed or aged oil may remain visible. It should never be deliberately washed into a storm drain.

What is the white haze on pavers or masonry?

It may be efflorescence, mineral deposit, sealer failure, oxidation or another condition. Diagnosis comes before treatment because these problems are not interchangeable.

Why does siding look chalky?

Weathered paint or siding can develop oxidation, a loose powdery layer. Cleaning can reveal it or create uneven marks if the method is wrong. A test area is important.

Can cleaning repair damaged concrete, paint or sealer?

No. Cleaning removes suitable contamination. It does not reverse etching, spalling, cracks, corrosion, faded pigment, peeling paint or failed sealer.

How long will a clean surface stay clean?

No honest calendar fits every Jacksonville property. Shade, trees, irrigation, coastal exposure, drainage, surface texture and maintenance affect recurrence.

Before the appointment

Preparation and Property Protection

What should I move before cleaning?

Move vehicles, cushions, small décor and fragile items from the agreed work zone. The provider should give specific instructions for furniture, grills and planters.

Should windows and doors be closed?

Yes. Confirm that windows, doors and pet doors are fully closed. Report known leaks, loose seals and damaged screens before work begins.

What about outdoor electrical items?

Identify outlets, lights, cameras, speakers, controls and damaged covers. Do not assume a weather-resistant device is safe for direct spray.

How are plants protected?

The plan may include pre-wetting, controlled application, rinsing, runoff management and moving sensitive pots. Plant type and treatment chemistry matter.

Do I need to be home?

That depends on access, water, payment and provider policy. Gates, pets, alarms and locked areas must be arranged before arrival.

Local responsibility

Water, Weather and Runoff

Can pressure washing be done during Jacksonville water restrictions?

It depends on the current order, property location, water source and activity. The current district guidance must be checked for the service date.

Where does wash water go?

Jacksonville storm drains and ditches connect to ponds, creeks, tributaries and the St. Johns River. Soil, detergents, paint chips, oil and sediment need an appropriate control or recovery plan.

Can work continue during lightning or high winds?

Safe providers should pause for lightning, unsafe wind, poor roof conditions or any circumstance that makes hoses, ladders, lifts or spray control unsafe.

Does coastal salt change the service?

Properties nearer Atlantic and Intracoastal exposure can collect salt film and may need compatible rinsing. Salt exposure should not be assumed for every Jacksonville address.

Current Jacksonville water-use note, reviewed September 13, 2026: The St. Johns River Water Management District says Phase III Extreme Water Shortage remains in effect in affected portions of Duval County and that street and pressure-washing activities face additional restrictions. The property location, water source and current order must be checked before scheduling. Check current district restrictions.

Provider, Insurance and Trust Questions

How do I verify a Jacksonville pressure-washing provider?

Ask for the legal business name, current insurance documentation, written scope, price, payment terms and the identity of the crew that will perform the work.

Is a license required for pressure washing in Florida?

Requirements can depend on the exact work, chemicals, local rules and whether repair, sealing or another regulated service is included. Ask the provider to identify which registrations, permits or credentials apply rather than relying on a generic “licensed” badge.

What insurance should I ask about?

Request current documentation relevant to the work and verify the named insured matches the performing business. Coverage questions should be directed to the provider and insurer.

Should a provider guarantee every result?

No. A useful guarantee defines the covered service, term, exclusions and remedy. Permanent stains, pre-existing damage and rapid recurrence sources should be discussed before work.
